Matt Freeman

Lead Estimator

Matt is LDF’s Lead Estimator for Housing, with over 15 years of drainage industry experience built from the ground up as a time-served engineer. That background gives him a perspective that purely commercial estimators can’t replicate: the physical realities of drainage work in occupied residential settings, and what it takes to price a compliant, first-time fix accurately.

  • Specialist in estimating drainage scopes across occupied residential settings, accounting for access constraints, disruption management and resident communication
  • Deep knowledge of the compliance requirements facing social housing providers, including the response timescales introduced under Awaab’s Law
  • Ensures pricing reflects the real-world demands of housing associations, local authorities and private residential clients across London and the South East
  • Proposals are built on hands-on engineering experience, giving housing clients confidence that the numbers reflect what the job actually involves

Soil Stack Installation and Underground Drainage at Lewisham Park Towers for Axis, on behalf of L&Q

Lewisham Park Towers is a three-tower residential regeneration involving full cladding replacement, kitchen and bathroom refurbishment, and a complete soil stack renewal programme. London Drainage Facilities were engaged by Axis, on behalf of L&Q, to deliver the drainage scope: new soil stacks running the full height of all three towers, underground drainage connections for every property, and temporary site welfare installations. Delivered across four phases over two years, the drainage works were coordinated closely alongside the cladding and refurbishment programmes, with all phases completed by August 2025.

  • New soil stacks installed the full height of three occupied towers, connected to a fully upgraded underground drainage network
  • Drainage scope valued at approximately £800k, delivered for Axis, on behalf of L&Q, across four phases over a two-year programme
  • All four phases completed by August 2025, coordinated throughout alongside simultaneous cladding and refurbishment works
