Location: 28 Bolton St, London, W1 8BP
Project Dates: 1st July 2024 to 5th July 2024
Project Overview:
This project entailed the installation of a new drainage system for a lower ground office building situated in central London. The three-story building has a total floor area of approximately 6,000 square meters. The lower ground floor, currently unused, was prepared for the new drainage installation.
Challenges Faced Throughout the Project
The primary challenge for the excavation team, led by Ricci Ince, was to collaborate with the building inspector to install a drainage system capable of handling the high volume of wastewater produced by the offices on the upper floors.
Design and Installation by MWA Ltd & London Drainage Facilities Ltd
A team of experienced engineers spearheaded the design of the drainage system, which included the following key elements:
- Foul Sewer Connection: This involves connecting the building to the main sewer line to ensure safe and efficient wastewater disposal.
- New Showers: The Installation of shower drainage systems, ready for the second fix.
- Surface Water Drainage: Designing a system to collect and manage stormwater runoff from the rooftop and surrounding areas.
- Drainage Gullies: Reconnecting gullies to new 100mm combined drainage runs.
Key Components Involved

- Foul Sewer Connection: DN100 PVC pipe
- Osma DN100 PVC
- Seal Recessed Manhole Cover & Frame (700mm x 600mm)
- Surface Water Drainage: Sullage pipes with combined sewer connections
- High Strength Concrete (40N)
Benefits of the Drainage System
The newly installed drainage system offers several advantages, including:
- Efficient removal of excess water from the property, reducing the risk of flooding and water contamination.
- Use of Osma’s Foul Water Drainage Systems, made from PVCu, providing strength, durability and ease of installation.
Outcome of The Project
The successful installation of the drainage system at this lower ground office building in London illustrates how meticulous planning, design and installation can overcome complex challenges. The system now ensures a reliable and efficient means of managing both wastewater and surface water.
The project was delivered on time and within budget.
